The site lies within the heart of the Lord Street Conservation Area in Southport and provides a serious opportunity for a redevelopment scheme which would assist the local plans for the regeneration of Southport Town Centre.
The original planning brief called for the retention of the Grade II listed two-storey cinema facade and a new building designed to complement this facade. Following lengthy discussions and negotations with English Heritage it was agreed that the new building should be of a high standard of design to enhance the character of Lord Street, using a modern and contemporary architectural vocabulary.
Working closely with English Heritage and Sefton Borough Council Conservation and Planning Departments, the approved design of the new building provides for 65,000 sq. ft. of new accommodation stacked on nine floors modulated and proportioned to create an elegant three dimensional modern building facade. The new accommodation includes a new leisure centre, conference suite, restaurant, bars, lounges and 74 bedrooms with generous balconies. The bedroom accommodation sits on a two storey fully glazed podium housing the public areas.
