Location: Elstree Borehamwood
The site lies within the Green belt and sensitive conservation area. We successfully obtain planning consent for a new house with substantial increase in footprint and floor areas due to careful pre-application discussions with the planners, taking into account the setting of the new house, existing landscape features and trees and having to contend with maintaining the bats roosts on the site.
The design is highly articulated with the juxtaposition of vertical and horizontal elements but substantially lower than the existing house. The Ground Floor Area is designated for Hall, kitchen and dining while the First Floor accommodation caters primarily for bedrooms and ensuite facilities. The Basement area will be utilised as family and guest leisure facilities.
Passive design measures have been taken on board to reduce the inherent energy demand for the new house and providing for a very good thermal envelope. Landscape: the dwelling is set within rings of terraces with planting edge for safety, water course with planting edge and paths and borders
